Spot works. Here's why.

Spot's marketing methods reach 75% of the homebuying population.

According to a recent survey by the National Association of Realtors, 36% of homebuyers find out about the home they purchase through their real estate agent (who primarily finds out about the property through the MLS.) 24% find the home through the Internet. 15% find out by noticing the sign. The total: 75%. We think that 75% is pretty good, but the fact that we offer this kind of reach for free is spectacular.

Home marketing methods such as open houses, brokers' opens, print advertising, listings in real estate publications, and direct mail collectively account for the remaining 25%. If you feel the need to tap into these methods and to broaden your marketing reach beyond 75%, we can certainly do that. We offer a broad menu of home marketing elements, all of which can be purchased on an a-la-carte basis.

There's no magic here.

There's a lot of hype in the real estate industry. Various agents may pitch you on unique gimmicks that they say will attract buyers. Or, they may say that they have some special "inside track" with buyers who may be interested in your home. Anything is possible, but realize that the overwhelming majority of buyers find out about homes through the their buyer agents, through the Internet, or through the yard sign. Indeed, finding a buyer for a home is pretty straightforward -- price it well, try to optimize its appearance, provide solid marketing and exposure for the home, and work to encourage offers from interested parties. Then, it's about negotiating favorable contract terms, and working through the inspections, appraisals, and various other issues as the transaction proceeds to settlement. Spot Realty accomplishes all of this for an incredibly low price. Why pay thousands more for hype or gimmicks?

You're in control.

A common complaint among home sellers... they feel that they're paying their real estate agents a significant amount of money, but have no idea what the agents are doing to market their homes. Some sellers may question whether the agents are doing anything at all.

With Spot, you're in complete control of the process. We'll do as much or as little as you want, and we enable you to choose the marketing methods you think are most effective in selling your home. You only pay for what you need, and if you only need what's included in the Spot Listing Program, it might not cost you anything at all. We think that makes a lot of sense.

You're never alone.

With Spot, you get real representation. By contrast, placing your home for sale by owner (FSBO) means that you're required to negotiate sales contracts on your own. And in these contract situations, a smart buyer agent can take advantage of an inexperienced seller. Plus significant contract pitfalls can cause big issues for sellers, potentially costing them huge amounts of money and time.

When you list with Spot, you're never on your own. You can call us at any point in the process, and we'll be prepared to provide you with complete and robust representation in your transaction. It's true that our way of doing business can save you thousands of dollars, but we know that our solid advice and representation can save you thousands more.

What's the downside?

We think that choosing Spot is a low-risk approach. Unlike most other real estate brokerages, you can cancel our listing contract at any time, for any reason. If Spot's not working out for you, it's no big deal.

In fact, we'll help you find another brokerage to list with. We've partnered with traditional commission-oriented real estate brokerages, and as part of the Spot Performance Guarantee, up to $1000 in Spot expenses (if any) can be refunded against the commission you pay to a partner brokerage (conditions apply.) With that kind of flexibility, how can you lose?
