Spot Realty only represents sellers, so we count on you to represent buyers in our sales transactions. Would one of our properties be appropriate for your buyer client? We'll do everything we can to ensure a smooth showing, negotiation, and settlement. We're committed to working with you in a professional, courteous, honest, and straightforward manner. And we'll respect your client relationship.
Although its pricing model is different, Spot is a full service brokerage. Doing transactions with Spot is similar to conducting transactions with conventional real estate firms.
Because we bill by the hour, some of our clients may demand extra efficiency in conducting their transaction. To minimize the number of hours we work, these particular clients may prefer that you (as the buyer agent) deal directly with them, rather than using Spot as a go-between. We'll inform you about these situations, we'll try to provide you with the necessary guidance on how to best communicate with our clients, and will work to ensure a smooth transaction in any case.
Spot agents do not represent buyers. So, if you are engaged in a competitive situation with regard to one of our listings, know that your clients will not be competing with any Spot buyers, and that we won't be biased by a dual-agent situation. It's a level playing field.
Spot Realty is open from 9am to 5pm, Monday through Friday. Know that if you call us after those hours, we'll return your call the next business day. Also know that if you submit an offer to us in the evening or during a weekend, we will not be able to submit it to our clients until the next business day. Know that if you're working on a transaction with us, we will provide you with a means to contact us after hours in emergency situations.
The best way to submit an offer on a Spot listing is to send an offer to us via fax or email. Feel free to include any correspondence from yourself or your purchaser that might serve to enhance your offer or to explain any nuances or unique elements of your offer. We will submit all complete, written, valid offers. At your request, we will inform you about the existence of other offers on our listings, but will not provide details regarding the contents of those offers.
Would you like some referrals from Spot? Apply to become a Spot partner. At Spot, we have many opportunities to refer clients to partner brokerages. We do get calls from unrepresented buyers, and we look for opportunities to match those buyers with quality agents and brokerages. Also, some of our seller clients are looking for assistance in purchasing their next homes. On the listing side, Spot is not for everyone, and some of our seller clients may eventually choose to list with more traditional, commission-oriented brokerages. In all of these situations, Spot refers these clients to its partner brokerages. We are seeking new partners to participate in this effort. Know that we are very particular about choosing our partners, and we wish to expand our partnerships in a gradual way. Spot is expanding, and may be hiring additional agents in the future. We seek individuals at a variety of experience levels, and real estate experience is not necessary.
